Most academy players are told to look after their money long before anyone explains what that actually means. Saving is sensible, but savings alone rarely replace a wage. Property is one of the few assets that can pay you an income while it grows, and it can be built quietly alongside a playing career.
The advantage a young player has is not the size of the wage. It is time. A purchase made at twenty has twenty-five years to grow, be refinanced, and fund the next one. The same purchase made at thirty-four is doing a very different job.

A career can end with one tackle. That is not pessimism, it is the reason planning matters. The aim is simple: by the time the last contract ends, there should already be income arriving that has nothing to do with playing.
What good early decisions look like
The first property should be boring on purpose. Strong tenant demand, a sensible price, a yield that holds up when interest rates move, and an exit you can explain in one sentence.
- Buy where people need to live, not where the market is fashionable
- Stress-test the numbers against voids, rate rises and a career interruption
- Keep enough cash back for works, fees and the unexpected
- Own fewer, better properties rather than a long list of weak ones

Buying from a glossy brochure without seeing the area. Trusting a friend of a friend. Taking on development risk before understanding rental basics. Nearly every problem we are asked to unpick started as a rushed decision made without an appraisal on paper.
Where to start
Start with the goal, not the property. How much income do you want the portfolio to produce, and by when? Once that number exists, the buying plan writes itself, and it becomes far easier to say no to the wrong deal.
